What kind of housing rehabilitation programs do you offer?
Salt Lake City offers loans with no interest or low interest rates to eligible home owners and investors for housing repairs.
What kinds of housing repairs are eligible?
Repairs needed to bring the property up to the current housing standards such as plumbing, electrical, roofs, furnace, etc.
Is there a limit on how much money I can borrow?
The amount of money you can borrow depends on your financial situation and the amount of debt you have, as well as the value of the home and how much is owed on the property.
What is the interest rate of the loans you provide?
The interest rate is currently set between 0% and bank rates. Minimum payment loans and deferred payment loans are at 0%.
Does the City offer any kind of grant for housing repairs?
No. If there is a hardship determined by our loan committee, the City can offer applicants a deferred payment loan.
Are the deferred payment loans ever forgiven?
No. At the time the home is sold OR the owner moves out, the loan will be called due. This is a second mortgage on your property. It is not a forgivable loan.
How long will I have to wait for the repairs to my home?
There can be up to a six-month wait. Depending on the availability of our contractors and also the number of projects each rehab specialist is working on. Currently we do not have a waiting list.
Can I add a bedroom or a family room to my home through the program?
No. We only do work to bring the property up to the current housing standard.
Does the City do landscaping projects?
No.
Can applicants do their own work or hire their own contractor?
In some cases it is possible to do some of your own work. We do, however, prefer to use our own contractors and have them do the jobs. Our contractors are bondable with the city, which protects you in case of a problem. There is also a time element. We like to get in and get the jobs done in a timely manner. Unless you are able to work on the project full time it becomes a problem time wise.
Does this program cover condominium or mobile home rehab?
It is not something we usually do. This could be looked at on a case by case basis. It would also depend on the type of work needed to be done.
