The Historic Landmark Commission (HLC) reviews all applications for landmark sites, demolition and new construction within locally-designated historic districts. They do not review interior work or exterior paint color, only exterior alterations. The majority of the projects presented to the HLC are either approved as submitted or with modifications.

Conditional Use of a Historic Building

Conditional use approval of a non-residential use in a landmark site that is zoned for residential use provides an incentive to preserve historically significant properties that might not be feasible for residential or other permitted uses.

In some instances, buildings may have outlived their original use as a residential dwelling due to economic conditions, size of structure, and/or a substantial degree of deterioration. Adaptively reusing these buildings is often the only economically feasible way to prevent their demolition.
